Definitions and Glossary:



At Molyneux Business Park we talk about "Inclusive" or "Exclusive" offices amongst other things. Here's a short guide to what we're talking about:

Inclusive
When we talk about an "Inclusive" office, we quote the total amount that would be payable by the tenant. Therefore, if we quote a price, there's nothing else to pay for the room you're renting except for VAT. (Internet and rates would sit on top of this, but most of the offices are rates exempt. Exclusive

When we talk about an "Exclusive" office, we often quote a cheaper rent, because the tenant will become responsible for some of the costs that we, as Landlord, no longer have to bear. These costs might be such items as the electricity used, service charge covering benefits enjoyed by all tenants, and insurance, as examples.

EPC
An Energy Performance Certificate (EPC) is a document designed to give information about a property's energy use and typical energy costs. It is also designed to give recommendations about how to reduce energy and save money.


FRI
Full Repairing & Insuring: Means the tenant pays all the costs, including amongst other things, business rates, insurance, service charge and electricity.

GIA
Gross Internal Area

RV
The Rateable Value (RV) is the arbitrary amount on which the government decide that rates should be calculated. Find the RV of the office or unit you are considering here: Check the RV
